Every summer, the village welcomes a fresh set of tenants into old addresses. This year the swap is more revealing than usual. Rowdy Hall's Main Street space now belongs to a Springs restaurateur. A Palm Beach room opened on Newtown Lane in late May. Aerin Lauder is back at number seven, redesigned by Tom Scheerer. Read the addresses in order and a pattern surfaces: the social center of East Hampton Village has quietly shifted a few blocks, and the August calendar has followed it.
Fashion Week Daily called the mood of the 2026 season "less flash, more experience the moment," a line that reads like marketing copy until you walk Newtown Lane after 6 p.m. The rooms opening this year are trying to feel established the week they unlock the door.
The addresses that changed hands
The clearest way to see what happened is to line up the former tenant against the new one. Every entry here is inside the village, and every one opened or reopened for the 2026 season.
| Address | Previous tenant | 2026 tenant |
|---|---|---|
| 10 Main Street | Rowdy Hall | Lion's Nook |
| Newtown Lane | (new arrival) | Coniglio |
| Newtown Lane | (returning pop-up) | Camp Rubirosa |
| 7 Newtown Lane | AERIN (original) | AERIN, redesigned by Tom Scheerer |
| Newtown Lane | Chanel (former location) | Chanel, new location across the street |
| Newtown Lane | (new arrival) | Violet Grey |
| Race Lane | (new arrival) | Grindstone Donuts |
| 11 Fresno Place | Fresno | Fresno, year 22 |
Lion's Nook comes from Alex Rossi, who runs Springs Tavern and Grill, and it takes over the ten Main Street corner long held by Rowdy Hall. According to Social Life Magazine, the format is bar-and-grill rather than fine dining, running seven days a week from 4 p.m., a deliberate contrast to most of the village's evening options.
Coniglio, Italian for rabbit, is a Palm Beach transplant that opened on Newtown Lane on May 22. It follows Swifty's, which made the same crossing in 2025 and reopened this season at The Hedges Inn after a David Netto redesign. The pattern is easy to name once you see it twice: if the Palm Beach regulars summer here, the Palm Beach restaurant eventually does too.
Camp Rubirosa, the summer-camp-themed sibling of the SoHo Rubirosa, spent last year as a pop-up. Forbes reported that the room reopened on May 15 as a permanent fixture, with the tie-dye pizza back on the menu and Resy reservations opening in early May. Crazy Pizza, a block away, returned for its second East Hampton season on May 22 and added chef-led pizza-making classes for adults and children, per Fashion Week Daily.
Two more names round out the food side of the village. Miracle, on Main Street in East Hampton, is a new venture from the Fresno partners David Loewenberg and Michael Nolan, who also opened a second Miracle in Sag Harbor this year. Tutto Caffè, from the Tutto il Giorno family, sits in the village proper and serves the couple's regenerative coffee, pastries, and light Italian fare through the day.
Why Newtown Lane feels different this season
The retail side of the same block is the reason. AERIN returned to 7 Newtown Lane with a full Tom Scheerer redesign, About & Out reports. Chanel moved to a new Newtown Lane address across from its previous one. Violet Grey, the Los Angeles luxury beauty edit, opened its first East Hampton doors on the same street. Grindstone Donuts, already a Sag Harbor favorite, added a Race Lane outpost a short walk away.
Three luxury boutiques, a beauty room, and a coffee counter within a two-block corridor is not a coincidence. It is a leasing thesis. The people who used to reserve at Rowdy Hall now have Lion's Nook at one end and Coniglio at the other, with AERIN, Chanel, and Violet Grey filling the daylight hours between them. The village has spent the last decade drifting toward Main Street's restaurant density. In 2026 the pull shifted back toward Newtown Lane.
If you already live here, the practical read is this: your morning walk from Herrick Park now passes four rooms that did not exist or did not look the same last August, and the corridor between the two streets is where friends visiting from the city will want to spend an afternoon.
The August calendar reads the same map
The month's set-piece events cluster around the same few blocks. If you overlay them on the retail map above, most of August fits inside a fifteen-minute walk.
- Thursday, August 6, 11 a.m. East Hampton Historical Society's 10th Annual Summer Design Luncheon at the Maidstone Club, 50 Old Beach Lane, per the LongIsland.com events calendar.
- Thursday, August 6, 6 to 8 p.m. Tim Watson Trio at the Arts Center at Duck Creek, part of the 2026 Music Series, with the free Family Night series continuing Monday evenings through the summer.
- Wednesday and Thursday, August 5 and 6. MILLY pop-up, 10 a.m. to 5 p.m., a first look at the brand's newest collection.
- Friday, August 7, 6 to 11 p.m. Guild Hall's 2026 Summer Gala, cocktails and dinner in the museum and gardens.
- Saturday, August 8. The East Hampton Library's 22nd Annual Authors Night, held under a tent in Herrick Park. Tickets for the 5 to 7:30 p.m. reception ran $150 in prior years, according to Social Life Magazine.
- Sunday, August 9, 7 p.m. An Evening with Fran Lebowitz at Guild Hall.
- Saturday, August 22, 8 p.m. GE Smith's Portraits series at Guild Hall with Patty Smyth and John McEnroe.
- Sunday, August 23 through Sunday, August 30. The Hampton Classic Horse Show, closing with Grand Prix Sunday.
- Saturday, August 29, 10 a.m. The 2nd Annual East Hampton Art Affair at Herrick Park.
- Mid-to-late August. The East Hampton Fire Department's Main Beach Fireworks, a tradition running past its centennial. About & Out flags the third Saturday as the historical date. Bring a blanket and arrive well before dusk; parking is first-come.
Guild Hall alone anchors three of the ten evenings above. Herrick Park anchors two more. If your August feels crowded, it is because the calendar is packed into the same few zip codes as the new restaurants.
What to book, what to walk into
Not every new room needs a reservation. The village has always had a small-town rhythm underneath the July and August intensity, and 2026 preserves it. Tutto Caffè, SETT Coffee in Amagansett, and the Grindstone Donuts counter on Race Lane are walk-in mornings. Fresno, which has held its Wine Spectator Award of Excellence for ten consecutive years and closes only on Wednesdays, is the standing dinner. Miracle on Main is the room to catch when Fresno is full.
The reservations that will move fastest are Lion's Nook in the first month after opening, Coniglio on weekends now that the Palm Beach crowd has traced the route, and Guild Hall's Fran Lebowitz evening on August 9. Camp Rubirosa's Resy calendar opened in early May, which tells you where it sits on the demand curve.
The line worth keeping in mind for the rest of the season came from Fashion Week Daily's summary of 2026: the new luxury is a martini served somewhere you would swear you had been going to for years, even though it opened three weeks ago. That is the correct standard for a village this size. If a new room does not feel like it belongs on its block by August, it will not be there in July 2027.
